hBits Raises Rs 40 Crore in Series A Funding to Revolutionize Commercial Real Estate Investment with AI and SM REITs.

hBits, a platform enabling investment in commercial real estate, has successfully raised Rs 40 crore in its Series A funding round. The round was led by Capricon Realty Private Limited, part of the Thackersey Group, further fueling hBits’ ambition to transform the commercial real estate investment landscape in India.

Previously, the Mumbai-based company secured $3.32 million in funding from Shree Naman Group and other investors. The new funding will help hBits enhance its AI-driven technology platform, expand its geographical presence, and offer curated, high-value investment opportunities to a broader audience.

Founded by Shiv Parekh and Samir Bhandari, hBits enables investors to access high-yield, Grade-A commercial properties with an entry as low as Rs 10 lakh. This platform aims to democratize commercial real estate investments by making them accessible to both new and seasoned investors, offering an average rental yield of up to 10% and an expected Internal Rate of Return (IRR) of up to 18%.

What sets hBits apart is its advanced AI technology, which analyzes market trends, evaluates property performance, and identifies the best investment opportunities for its users. This data-driven approach reduces risk, optimizes returns, and ensures a seamless experience for investors.

The company is also capitalizing on the recently introduced Small and Medium Real Estate Investment Trust (SM REIT) regulations by SEBI. These offerings are set to further enhance hBits’ investment model, providing a regulated, diversified, and high-performing framework for investing in commercial real estate—mirroring the structure of mutual funds.

Looking ahead, hBits aims to triple its Assets Under Management (AUM) from Rs 500 crore to Rs 1,500 crore by the end of the next financial year. This ambitious growth will be powered by the launch of its SM REIT offerings, which will provide investors with access to high-value commercial real estate in key hubs across India
